  • Can I use my Garden Room when the weather turns wet and cold?
    Yes. Our rooms are fully insulated and comply with Part L of the Building Regulations for energy conservation. This means that they are extremely energy efficient and easy to heat.
  • Does my Garden Room have to comply with Building Regulations?
    Not if it is less than 15 square metres in floor area and contains no sleeping accommodation. If the floor area is between 15 and 30 square metres Building Regs will only apply if your garden room is within 1m of a boundary, or, if it contains sleeping accommodation. Aspen Garden Rooms will offer advice on this subject at the design stage and can make applications on your behalf as needed.
  • How tall will my garden room be?
    It will be 2.5m, or 8 feet and 2 inches tall. This is the maximum height allowed when building a detached structure within 2m of a neighbour’s boundary. It is possible to build up to 4m tall with a double-pitched roof without planning permission, but Aspen Garden Rooms do not currently offer this kind of building.
  • Do I get a guarantee?
    We offer a 10-year structural warranty on the building itself, plus a 5-year warranty against roof leaks and condensation in your double-glazed doors and windows. We also offer a 1-year warranty on all window and door furniture.
  • Do I need planning permission for my Garden Room?
    Our garden rooms comply with the government’s permitted development rights and therefore do not need planning consent. There are rules governing how tall and how large a garden room can be. Our advisor will explain what is permitted. More information on this subject is available at the Planning Portal website www.planningportal.co.uk
  • Can I have any extras, such as a WC, partition walls, additional windows, external landscaping?
    Yes, of course. Aspen Garden Rooms can do all of these things. You only have to tell us what you would like and we will arrange it. We will advise you of any cost implications before you have placed your order.
  • How long will I have to wait for my Garden Room?
    From time of order we aim to be on site within 4-5 weeks. It takes 2-3 weeks to build, depending on the size and the level of internal finishes.
  • The area of my garden which I want my Garden Room to go in is overgrown and not level. Do I need to do anything?
    No. We can take care of any gardening, or tree surgery matters. We can also level the ground where possible. Even if the ground is sloping, we can still build your garden room. There might be a charge for any tree surgery or garden clearing services. Our Project Manager will talk you through this during his initial site visit.
  • Can I live in my Garden Room?
    No. You would need to have permission to do this from your local planning authority and be fully compliant with Building Regulations.
  • If I choose natural timber cladding will I need to treat it with anything to protect it from the weather?
    Yes. We recommend that you do treat natural timber cladding with a UV protection oil, such as Osmo. This will prevent the natural beauty of the wood from fading too quickly.
  • What is included in the price?
    Survey, design, foundations, groundworks for services such as power and data, installation of the complete garden room including heating and lighting. We also include the connection of power within your house. All you will need to provide is the internal furniture and fittings, such as blinds.
  • Will my wi-fi work in the Garden Room?
    We provide a Category 6E data cable between the garden room and your house. This allows you to connect to your home network no matter how far away from the house the garden room is.
